We believe that CBD retail is a specialist market; with asset performance based on pedestrian movements and trading patterns that vary substantially from that of a suburban shopping centre. For retailers, stores are typically flagship outlets which require extensive capital commitment. Retailer decisions need to be made with limited market data on occupancy costs, average turnover expectations and store profitability.
