The 633sqm converted woolstore property located at 130 Commercial Road comprises a refurbished open plan office and eight onsite car parks.
CBRE’s Michael Skarparis and Mel Pikos, who negotiated the deal on behalf of the lessor, said the tenancy represented an opportunity for Gameloft to purpose build their own fitout.
“Gameloft saw a fantastic opportunity to open a Brisbane branch in this character, commercial converted warehouse,” Mr Skarparis said.
“This property has the same look and feel that Gameloft’s interstate offices possess, which was a key factor attracting the tenant.”
Gameloft committed to a three-year term on the property for a gross price of $420 per square metre, equating to an annual rental of $265,860. An attractive incentive was taken as a contribution to the fitout.
Mr Pikos commented: “While we have seen strong demand for fitted out space recently, this was a rare instance where the tenant instead opted to build a new fitout from scratch.”
