Melbourne, 18 April 2013- The first major commercial building in Melbourne’s planned Officer Town Centre is to be offered for sale on behalf of Places Victoria.
CBRE’s Justin Clarkson and Mark Coster have been appointed to market the four-level Cardinia Shire Council Civic Centre, which has been pre-leased to the council for a 15-year term.
The property forms part of the new Officer Town Centre – a shopping and business hub in Melbourne’s Casey-Cardinia growth corridor that is expected to become the workplace for up to 6,000 people.
The new 5,066 sqm home for Cardinia Shire Council is being developed on Siding Avenue. It will comprise 4,902 sqm of office space and a 164 sqm of retail tenancy.
Mr Clarkson said the property was an exciting and potentially lucrative investment opportunity that would provide fixed annual rental increases under the council lease agreement.
“Rarely is the market presented with an opportunity to secure a brand new, premium grade office building, securely leased to a government covenant and located within one of Melbourne’s fastest growing locations,” Mr Clarkson said.
The architecturally significant building will also feature an adaptable floor plate design that gives tenants greater flexibility with the office space.
The five star Green Star commercial property will boast several sustainable technologies to minimise its impact on the surrounding environment and reduce energy consumption.
Additionally, the property offers 200 car spaces at grade level across the 8,915sqm site, as well as outdoor seating areas to cater for guests and staff.
On completion, the Officer Town Centre will cater to the more than 64,000 people that reside in the Cardinia Shire, providing a diverse mix of office buildings and retail shops, as well as community and entertainment facilities.
As part of the town’s development, 11,000 new dwellings will be built to support the area’s expected population growth.
The property is to be sold through an Expressions of Interest campaign, which will close on May 23.
