Perth, 21 May 2013- The completion date for one of Perth’s largest suburban office buildings at Herdsman has been brought forward by four months in what is tipped to set a new record for construction.
20 Walters Drive is a new 15,000sqm office building being constructed by BGC.
The building will have 12 upper levels, with levels 1 to 5 accommodating 550 carbays, and levels 6 to 12 being office space. Typical full floors will be 2,327sqm providing one of the largest floor plates in a suburban office building in Perth.
Construction commenced in October 2012 with the original completion date estimated at May 2014. Progress is so well advanced that the building completion date has been advanced to end January 2014. This is a 20% reduction in build time.
The key to the fast construction time is the design of the building, the type of formwork, and the insitu concrete method of construction.
The building is currently at level 9 with the top floor expected to be completed by end May 2013.
CBRE Office Services Senior Director Andrew Denny is the appointed leasing agent.
“To complete a 15,000sqm office building in just 16 months is an outstanding achievement and is likely to break records for Perth construction times,” Mr Denny said.
“The benefits of the quick construction will be passed to tenants via lower rents. 20 Walters Drive has the potential to provide massive cost savings for tenants when the rentals are compared to the CBD, West Perth, and other new buildings in suburban Perth locations.”
Mr Denny said Herdsman was close to the CBD, offered good transport links, and was increasingly attractive to tenants as on office location given the area’s cost competitive rentals.
