Brisbane, 23 October 2013-A prominent aggregation property near Cunnamulla in Queensland has been listed for sale, offering a unique opportunity to acquire approximately 43,000 hectares of freehold country.
Mirage Plains Aggregation, located about 58 kilometres south of Cunnamulla and bordering the Mitchell Highway, comprises six individual freehold properties. Developed primarily as an irrigation and grazing operation, Mirage Plains Aggregation also has scope for expansion of both the irrigation and grazing infrastructure.
CBRE’s Geoff Warriner and Phil Schell are marketing the property under instruction from Greg Quinn and Stephen Parbery as joint and several receivers and managers. Mirage Plains Aggregation is being offered for sale by formal tender closing November 6, with availability to purchase each of the six properties or water entitlements separately.
The Mirage Plains Aggregation comprises six properties: Killara (5,927 hectares), Willangie (5,666 hectares), Coonberry Plains (5,667hectares), Gerah Plains (6,596 hectares), Mirage Plains (6,622 hectares) and Mowellan (12,534 hectares).
Mr Schell said Mirage Plains Aggregation was also supported by a number of structural improvements and nominal Warrego River entitlements of 13,560 megalitres.
“The property’s establishment as a large-scale agricultural operation and scope for expansion will be key selling factors,” Mr Warriner said.
“Mirage Plains Aggregation provides the astute investor an operation of significant scale and integration with further opportunity to develop both the irrigation and grazing infrastructure,” Mr Schell said.
“The property also has a variety of land and soil types, suitable for a range of agricultural operations.”
Mr Schell said the property was ACO & USDA certified organic for cropping and grazing.
“Approximately 480 hectares has been developed to pivot irrigation, with a further 4,000 hectares of arable land and the balance currently used for grazing,” Mr Schell said.
“Additionally, this is divided into approximately 22 paddocks and serviced by roughly eight bores.”
There are two main residences located on the property - the five bedroom Coonberry Plains Homestead and the three bedroom Mowellan Homestead.
Mirage Plains Aggregation is located approximately 200 kilometres north of Bourke in NSW and 860 kilometres inland from Brisbane.
