Attractive rents and fitout incentives a drawcard for newly completed Belmont office project

​Perth, 13 November 2013 - The first stage of the Nexus Commercial Precinct in Belmont has been completed, offering attractively priced suburban office accommodation with landlord fitout incentives.

CBRE and Jones Lang LaSalle are steering the marketing campaign for the 95 Belgravia Street building, which is the first of three in the planned Nexus project.

CBRE Leasing Negotiator Colin Gilchrist said the three-storey building provided the best office accommodation in Belmont with the latest building technology and efficiencies.

“The property provides an opportunity for businesses to locate themselves in brand new A grade office accommodation at a discounted rate of $395/sqm with additional incentives as a contribution to fit out costs,” Mr Gilchrist said.

”We expect this to generate significant tenant interest, particularly from mining, engineering and construction companies who require easy access to transport links, the airport and Perth’s eastern suburbs. We are also anticipating interest from prospective tenants seeking new corporate headquarters.”

95 Belgravia Street comprises two smaller ground floor office suites of 207sqm and 332sqm and two upper floors offering a total of 2,300sqm of space over large, flexible floor plates.

The building has been designed to achieve a 4.5-star NABERS Energy rating and offers a range of facilities as well as 65 parking bays.

Jones Lang LaSalle Associate Director Mitchell White said it was an important addition to the existing stock of office space in the eastern suburbs.

“It is rare to get a building of this quality in the Belmont precinct where much of the stock is years old and of varying standards.  A 4.5 – Star NABERS Energy rating helps keep running costs down whilst end-of-trip facilities allows staff the flexibility to ride to work or exercise during their lunch break,” Mr White said.

Mr Gilchrist said Perth’s eastern suburbs were attracting increased interest from local, national and multinational businesses due the affordability of the rents relative to the CBD and West Perth and the proximity the city’s domestic and international airports.
