Sydney, 17 November 2015 – The prominent Clydesdale estate in Mardsen Park has been listed for sale – representing one of the largest residential subdivisions to be offered to the market in Sydney this year.
CBRE has been exclusively appointed to market the 215ha site, which includes approximately 50 hectares of developable land.
A concept master plan highlights the potential for the site to accommodate over 650 home sites and 320 apartments subject to the relevant planning approvals. The balance of the site also has a range of agricultural and recreational uses, with plans for an international standard, 18-hole golf course.
CBRE’s Ben Wicks and Frank Oliveri are steering the Expressions of Interest campaign for Vaughan Constructions, who is acting as the Development Manager on behalf on behalf of the site’s offshore owner.
“Marsden Park is regarded as one of the most sought after residential development locations in north western Sydney,” Mr Oliveri.
“As such, we expect the sale campaign to generate considerable interest from major institutions, residential developers and private developers – both locally and offshore.”
Situated at 1270 Richmond Road, the site adjoins Stockland’s popular Elara residential estate and is just 2.4 kilometres from the expanding Sydney Business Park.
A central feature of the property is the heritage-listed Clydesdale House – a 192-year-old homestead that has served as a Marist seminary, a country retreat for one-time Sydney mayor John Hardie, and most recently as a dairy farm.
“Marsden Park has been one of the best performing residential markets in NSW, with recent residential projects in the area have achieved strong results,” Mr Wicks said.
“Marsden Park is popular with residential developers due to the large level land holdings, availability of services and residential zoning, with Stockland, Winten, Mirvac, Rawson Homes and Angliss all having acquired sites in the area.”
Mr Wicks added; “The area’s growing employment catchment and recent infrastructure upgrades, including the widening of Richmond Road, the North West Rail Link and the development of new schools, is continuing to draw interest in new development opportunities.”
A major driver of employment growth in the area has been Sydney Business Park, which is already home to major global brands such as IKEA, Aldi, Shell, Costco, Swire and Dulux.
When fully developed, the park will be responsible for an estimated 17,000 jobs.
