Melbourne, 03 December 2014 – Industrial rubber distributor and importer, Total Rubber, has preleased a purpose built facility in Dandenong to consolidate its two Victorian operations.
Currently being developed at Lot 2, Taylors Road, the 4,700sqm facility sits on a corner site with two street frontages and with access via cross overs on each street.
CBRE’s James Jorgensen and David Aiello were engaged by Total Rubber to run an Exclusive Brokerage process. Total Rubber committed to a 10-year term on the property for an annual rental of what is believed to be in the vicinity of $420,000 per annum net.
Mr Jorgensen commented: “After being unable to find an existing building that suited its requirements, it was decided a purpose built office/warehouse facility was the most viable option for Total Rubber.
“CBRE undertook an exhaustive process for Total Rubber, which saw 14 proposals submitted by various developers, with the final selection based on a combination of site location, building layout and the lessee’s confidence with the successful developer.”
Mr Aiello said the development signals the first of multiple commitments at the new Colemans Road Industrial Estate, being developed by a local private syndicate.
The estate comprises 22ha of recently rezoned industrial land available for pre-lease or purchase. Early signs indicate that the estate is proving extremely popular given the diversity in available lot sizes and competitive rates. Stage 1 and 2 of the project are due for completion at the end of December.
