Retailer 4WD Supacentre has leased a new A-Grade distribution facility in Dandenong South.
CBRE’s Stephen Adgemis and David Aiello negotiated the 10,196sqm lease at 244-264 Greens Road in conjunction with Gordon Code from Colliers International, on behalf of a private landlord.
Formerly occupied by farm machinery manufacturer Silvan, the property offered a quality fit out, including a 1,074sqm two-storey office, an east facing loading area with canopy, two loading docks, five on-grade roller doors and 92 onsite car parks.
The 4WD and camping gear retailer committed to a three-year contract, starting at $95 per square metre (net).
The property’s main road location, proximity to the Eastlink interchange and the substantial two-storey corporate office and showroom were all major drawcards for the new tenant.
Mr Aiello said the tightening of prime vacancy levels in Melbourne’s east and south east meant 4WD Supacentre had been considering separate locations for its three business units. However, the Greens Road site ticked all the company’s boxes.
“We were able to achieve the asking rate for our client, while securing immediate access and flexibility for the tenant,” Mr Aiello noted.
