The Spooner family has secured three new tenants for its expanding Caribbean Park office precinct in Scoresby, as well as signing an existing tenant to an additional 1,000sqm. Stage one, comprising 16,000sqm of office space, is now 90% leased.

The commitments follow 10,000sqm of earlier leases at the recently completed complex – the first in a series of office developments planned for the 180 hectare park.
The most recent deals involve call centre company One Chat securing 2,000sqm of space for 10 years, while global dairy company Parmalat has committed to 2,000sqm for an eight year term.
In addition, Bendigo Bank has committed for a seven year term, while Eric Insurance, previously known as Avea Insurance, has taken additional space to now occupy a whole floor of 1,800sqm.
CBRE’s Gianni Macdonald and Elise Betts negotiated the One Chat, Bendigo Bank and Eric Insurance deals, while Savills co-negotiated the Parmalat deal with CBRE.
Up to 235,000sqm of office space is proposed for Caribbean Park over the next few years, which will establish the precinct as a truly master planned office destination with a vision that will continue to uphold the park’s current profile of being the best in the country
One Chat, Bendigo Bank, Eric Insurance and Parmalat join high profile tenants such as Newell Rubbermaid at Miele who have already made the move to the new A-grade precinct.
The office precinct complements 200,000sqm of existing industrial facilities at Caribbean Park, alongside the iconic Caribbean Market, generous open spaces, meticulously maintained landscaping and a lake.
Mr Macdonald said Parmalat was leaving the nearby area of Rowville and an older facility to move into the new precinct.
“A motivating factor for both Parmalat and One Chat in choosing Caribbean Park was the opportunity to move to highly efficient office space which affords staff a superior work lifestyle,” Mr Macdonald said.
“The Dalmore Drive complex provides large, flexible floorplates allowing for collaborative workplace settings and multiple touchdown spaces.
Designed by Jacobs Architects, the space has been designed to achieve a minimum 5 star Greenstar and NABERS rating.
Ms Betts said that Bendigo Bank was attracted to the property due to both the quality of the development and the natural parkland setting.
“Bendigo Bank was impressed by the beautiful setting that encourages staff to take advantage of the running and cycling tracks,” Ms Betts said.
“The parkland setting at Caribbean has been a real differentiator, providing a level of amenity not presently available in other city or suburban office precincts.”
