Enoggera Bowls Club transformed into mixed-use development

The Enoggera Bowls Club site has been redeveloped into a mixed-use recreation and retail centre, creating four showrooms as well as a new state of the art bowls club and community centre housing two additional retail units.
The $12 million Pickering Place Sports and Trades Centre development was undertaken by Enoggera Bowls Club to generate continued income despite the sport’s declining participation numbers.
The deals involve indoor golf operator X-Golf, national bathroom and plumbing supplier Tradelink, indoor rock-climbing gym 9 Degrees, tile specialist Beaumont Tiles, Brisbane café franchise Café 63 and children’s health and fitness provider My First Gym.
X-Golf has acquired a 393sqm unit at 2/72 Pickering Street, marking its 13th Australian location and first in Queensland.
Tradelink has meanwhile signed a seven-year lease at 4/72 Pickering Street, creating a new Brisbane flagship bathroom, kitchen and laundry selection centre in the 1,341sqm showroom – the development’s largest available unit.
9 Degrees has secured a ten-year lease for a 741sqm centre at 3/72 Pickering Street, marking its first expansion outside of Sydney, while Beaumont Tiles has signed a seven-year lease for a 670sqm showroom at 1/72 Pickering Street.
“The design and heights of the showrooms allow for each tenant to have branding visibility onto busy Pickering Street,” Mr Macgregor said.
“Tradelink and Beaumont Tiles were drawn to the project given the strong surrounding retail presence, while X-Golf and 9 Degrees saw potential in the area given the dense surrounding population and close proximity to Brisbane’s CBD.”
Brisbane café franchise Café 63 has signed a seven-year lease to provide the club’s hospitality services at a 496sqm unit located within the clubhouse.
Children’s health and fitness provider My First Gym has signed a five-year lease at a 437sqm unit, also located within the clubhouse.
CBRE’s Mr Berry said that development was well received by the market given the lack of new and quality stock in the precinct.
Completion of the project is imminent, with an open day scheduled for July 27, 2019.
