The first two leases at Dexus’s new Brisbane workplace, 12 Creek Street - The Annex, have been secured – indicating strong customer appetite for boutique office space in the Queensland capital.
Set amongst the heritage-listed Eagle Street fig trees, 12 Creek Street – The Annex is uniquely designed with connectivity and wellbeing in mind. The building delivers 12 levels of A-grade office accommodation linked via interconnected stairs, creating a vertical workplace neighbourhood. The Annex also represents the only new office supply to enter the Brisbane market in 2020.
CBRE and Dexus have negotiated the first two leases at The Annex, comprising 22% of committed space across the new development, which completed construction in March this year.
Hudson Recruitment will be one of the first customers, occupying 625sqm on level six. In a second deal, McConaghy Properties has committed to lease 822sqm over levels 11 and 12. McConaghy Properties also has exclusive use of the terrace on level 11.
CBRE’s Brisbane Managing Director and Head of Office Leasing for Queensland, Chris Butters, said the building had attracted strong customer interest already.
“As the only new supply to be offered in Brisbane’s CBD office market this year, we’ve received considerable interest from customers looking to take advantage of the offering and position themselves in Brisbane’s coveted Golden Triangle precinct,” Mr Butters explained.
There is strong interest in four other floors, with preliminary negotiations currently underway with a number of new tenants. Three fully fitted modern workplaces on the first two levels, ranging in size from 233sqm – 625sqm are also available.
Dexus Queensland General Manager, Office Leasing, Martin Blaszczyk, added: “The Annex is a unique new opportunity for smaller businesses to have a front door address in Brisbane’s Golden Triangle. The building offers the next evolution of workplace design, providing engaging internal spaces supported by a strong outdoor connection with a vibrant food and beverage precinct.”
Reds Group, the team behind some of Brisbane’s hippest eateries, will open its latest Comuna Cantina restaurant and a Corbett & Claude café, creating a vibrant 7-day a week laneway and outdoor venue at The Annex.
