Sydney, 21 September 2014 - With the substantial planning changes that came in to effect a couple of weeks ago, we will see significant changes to development in the north west and south west growth centres.
The south west is set to be home to over 300,000 new residents in 110,000 new dwellings, while the north west will be home to over 200,000 new residents in 70,000 new dwellings.
Gone are the days of the big back yard, with minimum lots sizes shrinking in the name of housing affordability. The new minimum lot size for houses has decreased from 360sqm to 225sqm. In the new growth areas, developers are now able to offer lot sizes as small as 125sqm.
Some of the changes in the new State Environmental Planning Policy (SEPP) include what is now colloquially known as the ‘Fonzie Flat’. Named after the character in the long running comedy Happy Days, it is a self-contained studio apartment located over the garage. As part of the new changes these flats can be up to 75sqm or 30% of the size of the main dwelling, must be located over the garage and have the ability of strata subdivision when established in conjunction with the main home.
Another new housing type is the ‘Manor Home’. This will allow for four separately titled units in what looks like a traditional two-storey home. Access to each dwelling is through either a common entry/foyer or separate street access and they will only be allowable on corner lots with a minimum lot size of 600 sqm.
We will also see a greater mix of housing and lot types with townhouses and terraces permitted in low density, R2 zones. Amended development control plans will include controls to ensure good design outcomes are maintained, resulting in attractive streetscapes. A guide has been produced to provide best practice in good design; this will inform the development industry and local councils in areas that have higher minimum density controls.
