The Cbus Property-owned 50 Flinders Street office tower in Adelaide has become the first property in South Australia to achieve a market-leading, 6 Star NABERS Energy Rating.
The CBRE-managed property has a net lettable area of 21,744.9sqm and is leased to high profile tenants including People’s Choice Credit Union, the South Australian Government, BUPA, Cbus Super and Fiefy’s Café. It also includes Adelaide’s only office building CBD childcare facility, leased to Guardian Early Learning Group.
Constructed in 2015, the tower was designed to achieve a 5 Star NABERS Energy Rating. Since Practical Completion in September 2015, Cbus Property and CBRE have implemented a program of continuous improvements to the property’s Building Management Controls Systems, leading to two consecutive 5.5 Star ratings prior to the current 6 Star achievement.
“Our aspiration is to create one of the greenest Green Star and NABERS-rated portfolios in Australia and the recent 6 Star NABERS Energy Rating awarded to our market-leading 50 Flinders Street tower in Adelaide is an impressive step towards this goal,” Cbus Property CEO Adrian Pozzo said.

CBRE Property Management Senior Director Michael Hall noted that CBRE had project managed the installation of a 66kW Solar Photo-Voltaic system at the property during 2018, which had been operational since December and generated around 40,000kWh of electricity in the four months since installation.
“A NABERS Indoor Environment (IE) Rating has also been undertaken at 50 Flinders for the first time, representing the first published Indoor Environment Rating for a South Australian property,” Mr Hall said.
“A score of 6 Stars for NABERS IE was achieved, demonstrating Cbus Property’s and CBRE’s commitment to maintaining best-in-class air quality and thermal comfort conditions while pursuing sustainability and energy management targets.”
The Flinders street property has also been awarded a 4.5 Star Rating for NABERS Water - an improvement of 0.5 Stars on the previous year’s rating.
