Large development site for sale in fast-growing Sunshine Coast industrial park

A parcel of vacant land prominently located near the entrance to one of south-east Queensland’s largest industrial precincts is being offered for sale by the State Government.
The 5,801sqm site, on the corner of Racecourse Road and Claude Boyd Parade, is at the gateway to the flourishing Sunshine Coast Industrial Park, close to Caloundra’s Corbould Park racecourse.
The land is owned by Economic Development Queensland, a government business unit focused on driving the state’s economic growth.
It wants the site developed to provide services and amenities to the forecast 2500 employees who will be based at the Sunshine Coast Industrial Park when fully completed, as well as people living in the surrounding area.
As such, Economic Development Queensland will look favourably at development proposals that deliver food and beverage offerings, child care, a convenience store or small supermarket, medical and health or personal services.
Town planning guidelines also allow for uses such as a service station, newsagency, bank, hardware or bakery.
The sale is being negotiated by CBRE’s Sunshine Coast office. CBRE director Glen Grimish said the lot was ideally located in a rapidly expanding industrial park, close to the new residential communities of Harmony and Aura.
More than 100 businesses currently operate from Sunshine Coast Industrial Park, including Dunemann Constructions, Dancourt, Orora Packaging, Beel Welding, One Stop Joinery, Northsun Commercial Interiors, CSR Gyprock, ABC Manufacturing, Tellam Civil Products and Sunbus.
Eighty percent of the park’s 73 lots, spread over 78ha, have been developed, sold or are under contract.
The park is split into two distinct sections - a medium impact precinct and a high impact industry precinct.
The property, which is Zoned Local Business, is at the entrance to the medium impact sector, where all 36 industrial lots have been sold or are under contract.
Mr Grimish said there had never been a better time to invest in the Sunshine Coast, where a dozen new infrastructure projects were transforming the Coast into one of Australia’s most dynamic, ‘smart’ regions.
The property, at 1-3 Claude Boyd Parade, Bells Creek, is for sale by Expressions of Interest, which close at 12 noon on Wednesday, June 12.
