Rare chance to buy new 7-Eleven service station on Queensland’s Sunshine Coast

A new 7-Eleven service station near the Sunshine Coast’s Big Pineapple tourist attraction has been listed for sale following its completion earlier this month.
The security of the lease to 7-Eleven, the country’s largest independent fuel retailer, on an unusually long 15-year term is expected to be a major drawcard for prospective purchasers according to the CBRE marketing agents Darren Collins and Rem Rafter.
The standalone centre is situated on Nambour Connection Road at Woombye – midway between the Bruce Highway and Nambour, the traditional heart of the Sunshine Coast hinterland.
“This is a rare opportunity to acquire a stress-free investment in Australia’s fastest growing region,” Mr Collins noted.
“The property offers outstanding depreciation benefits with minimal capital expenditure requirements, providing a stable and tax-effective income stream for the purchaser.”
The asset comprises a convenience store and a three-bay canopy capable of delivering fuel to six vehicles at once. It is situated on 2,499sqm site with a 67m frontage to Nambour Connection Road, which carried 145,000 vehicles each week and links Nambour with the Bruce Highway.
Mr Collins said the population of the Sunshine Coast was forecast to exceed 500,000 within the next 20 years, with much of that growth centred on the Woombye-Palmwoods area, where at least three residential communities were currently being developed within 2km of the 7-Eleven Woombye.
The service station is 200m from Woombye State School and the Suncoast Christian College, providing a ready customer pool for 7-Eleven Woombye’s fuel and retail offerings.
It is also just 2.3km from The Big Pineapple, one of Australia’s iconic tourist attractions, which is being expanded at a cost of $150 million to include a water park, food hub, adventure precinct, the Wildlife HQ Zoo, an RV park and eco-resort, and a major concert and event space.
Queensland’s Department of Tourism estimates this will directly contribute $45 million to the regional economy when the expansion is complete and attract a million visitors a year.
7-Eleven Woombye is for sale by Expressions of Interest, with the campaign closing on Tuesday 13th October 2020 at 4.00pm (AEST).
