“The pandemic has changed the way people are running their businesses,” Mr Gathercole said.
“We’ve had a string of small business owners who have switched to a home office in recent months, and will now pair that with space at The Lock Up.
“In some cases, it’s as simple as reconfiguring their home to accommodate an office, freeing up space by clearing out gym equipment or a car.
“We’re also talking to a lot of occupiers who are looking for somewhere to store stock or run their back-of-house and distribution, while they work primarily from home.”
A total of 15 units have been sold at The Lock Up in the past three months, with the remaining options currently the only self-storage space available for purchase in Sydney’s southern or eastern suburbs.
The Banksmeadow site opened earlier this year and is conveniently located in an industrial hub between Sydney Airport and Port Botany.
“Interest has come from a range of business owners; tradies, start-ups and a supplier of medical prosthetics,” Mr Gathercole added.
“They all want a secure, well-connected space they might visit every couple of days to collect supplies or ship stock.
“For a regular warehouse, they’d be looking at an outlay starting at $1million, so a storage facility at a fraction of the price makes a lot of sense.”
The owner of Group 1 Plumbing & Drainage, David Harvey is among those buyers, using his newly-acquired space to move equipment and inventory out of his home and garage.
“We’re a growing business with two full-time employees, so I needed somewhere to store our plumbing supplies that was easy for my employees to access,” Mr Harvey said.
“A self-storage unit was a perfect fit, and The Lock Up in Banksmeadow suits us, given we live and largely work in the eastern suburbs.
“My employees can drive there to collect and return supplies as required, while there’s also a mezzanine level, which gives us more useable space. It was an easy decision.”
