Auto Parts Distribution Company Leases More Than 132,000 Square Feet Industrial Space in City of Industry, CA – CBRE

Los Angeles – CBRE announced a 132,350 square-foot industrial lease by a wholesale auto parts distribution company in City of Industry, CA.
Jason Chao, Lynn Knox and Case Dahlen of CBRE represented the landlord, Prologis, in the transaction.
Located at 19545 - 19649 E San Jose Avenue, the property features 24’ clear height and an excellent dock-high loading ratio. The tenant, which signed a five-year lease, required only limited improvements prior to move-in as the building’s existing condition and specifications met the requirements of a distribution facility.
“This was an ideal location for the new tenant, which is already located in the area,” said Chao. “The company was expanding, so when this space became available in such proximity, they jumped on the opportunity.”
Added Knox, “We were able to lease the building with minimum downtime and tenant improvement work to a growing local company that needed additional expansion space. This was a win-win for both parties.”
