CBRE Agribusiness has listed Boree at Walcha for sale on behalf of the Laurie Family.

CBRE Agribusiness has listed Boree at Walcha for sale on behalf of the Laurie Family.

Located within the reliable, temperate climate of New South Wales’ Northern Tablelands region, 7km west of Walcha, Boree benefits from convenient access to a large drawing area of livestock and a full range of markets, services and amenities – including sale yards, abattoirs, machinery dealerships, engineering/manufacturing services, rural supplies/services, comprehensive healthcare facilities and education.

The 1,111ha property, of which 96% is arable and sown to improved pastures, is underpinned by fertile soils, quality improvements, an efficient property layout and secure water sources.

Over the last seven years, Boree has averaged 1,850 backgrounded steers per year, representing a sustainable carrying capacity of 15,000–20,000 Dry Sheep Equivalents (DSE) and a proven production track record.

CBRE’s Colin Medway and Richie Inglis have been appointed to offer Boree for sale via an Expression of Interest campaign, closing Thursday, December 5, 2019 at 4.00pm (AEDT).

Mr Medway said Boree presented the complete high-rainfall grazing package in one of Australia's foremost districts.

“Boree represents the complete package – combining productive soils, improved pastures supported by a targeted soil amelioration program and reliable water resources,” Mr Medway added.

Mr Inglis commented that the property was in one of the state’s prime beef production regions, where large tracts of land are seldom brought to sale.

“We expect strong interest from local farming families – however, we are also expecting participation from corporate enterprises as these entities continue to look more closely at the region,” Mr Inglis said.

“The property has been destocked and its highly improved pastures, which are in excellent condition, will provide immediate growth upon rainfall – a defining attribute as most of the grazing land in the area has been overworked and would not experience the same response upon rainfall.”

“A prime backgrounding and finishing property, the land has been meticulously developed and maintained – requiring no expense, apart from rainfall and restocking, to be operating at its full potential.”

The property’s improvements have been constructed to facilitate ease of management and boost efficiency of all operations – the main feature is an extensive reticulated water system and laneway network, both of which boost productivity and efficiency of management.

The sale will include a homestead and manager’s house – providing accommodation options for owners, managers and staff.
