One of New South Wales’ largest property owners, Deerubbin Aboriginal Land Council, is bringing to market a development site spanning more than 6ha in Kellyville.

CBRE’s Alex Mirzaian and Ben Wicks have been appointed to market for sale the Saltwater Crescent property, which comprises a 6.22ha landholding made up of three separate lots – ranging in size from 6,643sqm – 20,650sqm.

Mr Mirzaian said the property represented one of the last opportunities to acquire such a large development site in north west Sydney, with interest expected to surpass $20 million.

“The opportunity to acquire such a premium development site will be strongly contested by major homebuilders and developers,” Mr Mirzaian said.

“With slower growth trajectory across Western Sydney, we have seen a shift in demand from apartment sites to home and land projects, such as this”

He added: “Tightening in the lending market has seen developers diversifying into new land projects for quicker and more secure turnover.”

The site benefits from an elevated position overlooking bushland and surrounding Cattai Creek district. Current zoning is R2 Low Density Residential & E4 Environmental Living.

The property is for sale via Expressions of Interest, closing June 7 at 3pm.
