The chance to locate next to the new Gilles Plains Officeworks is expected to be a major drawcard for a new showroom development at 635 North East Road.

CBRE is steering the lease campaign for the newly built showrooms, which will be ready for occupation in November.

Dallas Sears, CBRE Director of Large Format Retail, said a total of 1,525sqm of space was available and this could be leased as either one tenancy or divided into smaller floorplates.

“Officeworks has been one of Australia’s standout retail performers during 2019-2020, underpinned by demand for home office supplies, technology and education products,” Ms Sears said.

“The ability to lease space next to a new Officeworks store will be a major lure for tenants, providing an opportunity to capitalise on the high associated foot traffic.”

Located on the corner of North East Road and Wandana Avenue, the showroom site has multiple access points, ample car parking and multi-directional access to North East Road.  

It also offers excellent exposure, signage and branding opportunities, with over 44,900 vehicles passing the site daily according to the Department of Transport & Infrastructure.

The space also benefits from its proximity to Modbury’s shopping, entertainment and convenience precinct and to Modbury Hospital, which is currently undergoing a $96 million redevelopment to increase surgical capabilities and improve facilities for both patients and staff.

“Another attraction will be the demographics of the surrounding area, with the catchment having a high than average household income and more than 500,000 people living within a 15-minute drive of the site,” Ms Sears said.

It was these fundamentals that also attracted Officeworks to the location.
