CBRE announced that it has been awarded the exclusive listing assignment for the Crawford Hill Mansion, a historic office property located at 150 East 10th Avenue and 933 Sherman Street in Denver, Colo. Monica Wiley and Jeff Wood with CBRE Capital Markets in Denver are representing the property owner, HRC II LLP.
“The Crawford Hill Mansionwas one of the largest Denver residences at the time of construction, and it has been lovingly restored and renovated into one-of-a-kind office space by the current owners, who have occupied the property for the past 30 years. The result is one of Denver’s most well preserved and unique historic properties,” stated Ms. Wiley.
The French-Renaissance Revival-style mansion was built in 1906 and served as the home of early 20th century Denver socialites, Crawford and Louise Hill. Many distinguished guests were entertained at the home, including President William Howard Taft. Following the deaths of Mr. and Mrs. Hill, the Denver Town Club purchased the property in 1955. The current owners acquired the site in 1990 and undertook a certified restoration under the direction of architect Peter Dominick and interior designer Philae Dominick. Today Crawford Hill Mansion is registered as a historical landmark.
The 19,005-sq.-ft. building sits on 0.87 acres of land.In addition to the mansion, the property includes a separate lot that could be developed. The lot is currently used for gated parking witha large yard, patio and inground pool in the rear garden of the property. The property is zoned for C-MX-5, which allows for mixed use up to five stories. The mansion and lot must be sold together.
“Infill Denver properties are highly sought after, and historic gems like this one rarely come on the market. The Crawford Hill Mansion would be a great fit for a law or financial services firm, foundation or any office user who appreciates the property’s rich history, close proximity to the State Capitol and amenity-rich urban environment,” commented Mr. Wood.
Crawford Hill Mansion is located at the intersection of North Sherman Street and East Tenth Avenue, one block east of Broadway in Denver’s Capitol Hill neighborhood. Downtown Denver, the 16th Street Mall, the Denver Art Museum, the Colorado State Capitol, Denver Health and the Cherry Creek recreational trail are all within walking distance.
