Brisbane Industrial and Logistics Land Supply

There is currently around 6,490 ha of zoned industrial land within the Brisbane Region. Only 11% of this total (or 738 ha) has been identified by CBRE Research as undeveloped and serviced.

Land absorption has reached a record high over 2022YTD, totalling 170 ha (vs. 5-year annual average of 119 ha). The step change in land absorption reflects the strong take-up of floorspace from occupiers over the past couple of years. The concentration of industrial lease transactions from occupiers within the Retail Trade sector over the past decade has been in Melbourne and Sydney. However, Brisbane has recently grown its share, accounting for 33% of lease transactions in 2022YTD.

Given the lack of publicly available data on the breakdown of industrial zoned land in the Brisbane market, CBRE Research has utilised various sources to quantify and locate undeveloped and serviced land supply. The report also delves into occupier demand drivers, rental trends by precinct, the forecast requirement of space from e-commerce users, the pre-commitment rate of the current development pipeline, and current same-day delivery service areas.
