Brisbane Industrial and Logistics Land Supply 2024

This report provides an overview of the current and future industrial and logistics land supply throughout the Greater Brisbane region, highlighting the impact of land shortages and potential opportunities.

 

Key Points:

  • Only 5% (i.e. 653 ha) of the total zoned land in the Brisbane Region is undeveloped and serviced.
  • The lack of available zoned land is particularly evident in the North, South and Australian Trade Coast precincts, where these areas are becoming ever more sought after as last mile hubs.
  • Land absorption has remained elevated over the past two years with an average absorption of 151 ha p.a.
  • The top three industry sectors driving demand for space in Brisbane have been Transport & Logistics, Manufacturing, and Retail.
  • Strong demand for developable industrial land and tight supply has continued to drive significant appreciation in land values for both fully serviced small (0.25ha) and large (1.6ha) lots.
  • New supply additions are being readily absorbed as evident by persistently low vacancy levels.
  • Given that the Trade Coast precinct is highly land constrained, we expect to see a trend of redevelopment to cater for occupier demand/requirements. 
  • Over the long-term the Trade Coast precinct may see the development of multi-storey warehousing.
