Allshelter Secures New Warehouse Lease at The Yards in Kemps Creek

Allshelter Pty Ltd has joined the tenant line-up at The YARDS estate in outer North West Sydney after striking a 3,296sqm lease deal.

The company, a developer of shelter and storage solutions for organisations in the mining, defence, logistics and aviation industries, has signed a five-year lease on the new Lot 19A, Kemps Creek warehouse.

The transaction was negotiated by CBRE's David Su, Brendan Wein and Matthew Alessi on behalf of Frasers Property Industrial and Aware Real Estate / Barings, in collaboration with Gregor Davidson from CBRE's Industrial Occupier team.

“The deal underscores the sustained occupier demand for high-quality warehouse space within one of Western Sydney's most sought-after industrial locations,” Mr Alessi said.

“Available industrial land within The Yards is becoming increasingly scarce, and this transaction reflects the rentals that quality space in this location can command.”

The new, high-clearance warehouse has ridge height of up to 13.7 metres and a power supply of 250 Amps. An expansive concrete forecourt and a 15-metre-wide all-weather awning support efficient loading and access, while direct connectivity to the M4 and M7 Motorways positions the site for long-term logistics performance.

“The awning and yard space are what most occupiers ask for and rarely get in one package,” CBRE’s Mr Wein said. “Those attributes were central to the tenant's decision and reflect why the estate continues to attract strong occupier interest.”

Following the strong take-up at The YARDS, only three opportunities remain within the estate, offering occupiers immediate access to brand new speculative warehouse space in one of Western Sydney's most tightly held industrial precincts.

CBRE is steering the leasing campaigns for the 4,972sqm, 11,350sqm and 11,781sqm facilities.
