Historic Woodlands estate offered to market

The property is located at 2351 Romsey Road, Springfield, comprising approximately 491.17 hectares (1,213.66 acres) across seven separate titles. CBRE has been appointed to manage the sale via Expressions of Interest.
CBRE Director Matt Childs noted Woodlands was a particularly unique offering given its scale, location and title configuration.
“It is increasingly difficult to find a holding of this size so close to Melbourne, particularly one that combines a genuine agricultural enterprise, a significant historic homestead and this level of flexibility across seven separate titles,” Mr Childs said.
The property features a balance of productive alluvial creek flats, gently undulating pastures and elevated grazing country, with an estimated carrying capacity of approximately 230 breeding cows plus progeny and bulls.
Water infrastructure includes a permanent creek, 13 dams, with two principal dams connected to a reticulated stock-water system supplying 31 troughs throughout the property. Extensive working improvements include an original shearing shed and stables, double brick workers' cottage, separate renovated four-bedroom cottage, machinery and equipment shedding, garages, storage facilities, two sets of cattle yards, two hay sheds and a 40-tonne elevated silo.

Mr Childs noted the property’s title configuration would be a major attraction for prospective purchasers.
“The homestead and principal infrastructure are contained within one title, leaving six additional separate titles, all with road frontage, gate entrances and crossovers. That provides a purchaser with significant long-term flexibility, whether they retain Woodlands as one substantial farming estate or potentially realise individual titles at a later stage,” he added.
Mr Childs said the property’s proximity to Romsey and Melbourne further strengthened its appeal.
“Woodlands has the scale and feel of a substantial rural estate, yet it is only minutes from Romsey and around an hour from Melbourne.
“The combination of productive country, history, accessibility and investment potential is what really sets the property apart,” he added.
Woodlands is for sale by Expressions of Interest, closing Wednesday 18th November 2026 at 4.00 PM (AEDT).
