Homes & Granny Flats takes 10-year Wetherill Park lease near its existing depot

The Australian builder of granny flats, dual occupancy homes, and modular housing has secured a 5,096sqm freestanding industrial facility on a 10,089sqm site at 22-24 Redfern Street.
The business chose the property for its freestanding design and small office component, its extensive concrete hardstand suited to set down and external storage, and its position near the company's existing depot and the M4 and M7 Motorways.
The transaction was negotiated by CBRE's Matthew Alessi, Brendan Wein, Janet Joljian and Nicholas Kennedy, in conjunction with Knight Frank and R&W North Sydney, on behalf of Hotham Estates Pty Ltd.
The lease was secured at $180/sqm net plus GST, representing an annual rental of approximately $917,280.
CBRE’s Mr Alessi noted that the 10-year term was twice the length of the five-year commitments common to industrial leasing in the Wetherill Park precinct.
“Freestanding buildings with a small office component suit businesses that move product rather than people. Most of the rent buys operational space rather than fitout, and the hardstand gives them somewhere to set down and store externally without eating into the warehouse,” Mr Alessi said.
“A 10-year term tells you how closely the property matched the business. When a site fits the operation and sits near the depot a company already runs, the decision stops being about real estate and becomes about continuity."
The facility offers clear-span warehouse accommodation with extensive concrete hardstand, seven on-grade roller shutter doors, all-weather awnings, off-street on-site parking and secure gated access.
“The occupier was drawn to the freestanding design and small office component, and to concrete hardstand that works for set down and external storage. Sitting near its existing depot and the M4 and M7 Motorways made the decision straightforward,” CBRE’s Mr Wein said.
“Businesses in this part of Western Sydney are not looking for a bigger office. They want a building that lets them load, store and move product on their own site, and they want it close enough to their existing operations so that staff and vehicles are not disrupted.”
Wetherill Park remains one of Sydney's most established industrial locations, benefiting from excellent access to the M4 and M7 Motorways and proximity to major population centres, freight infrastructure and key transport corridors. This lease follows a pattern CBRE sees repeatedly in the precinct: businesses upgrading their facility without leaving the catchment their operations and staff already run from.
