Pipeclay Lawson Ltd has acquired a strategically located industrial landholding in Seven Hills, underpinned by a 15-year triple net leaseback to global construction chemical manufacturer Master Builders Solutions, for $18.3 million.

The asset was marketed via an Expressions of Interest campaign by CBRE's John Micallef, Jason Edge and Moshe Greengarten on behalf of vendor MB Solutions Australia Pty Ltd, with the transaction reflecting an initial yield of 5.68%.

Located at 11 Stanton Road, Seven Hills, in Sydney's tightly held Outer North West industrial market, the property comprises a 12,294sqm site area with 4,077sqm of gross lettable area

Mr Micallef noted the sale highlights ongoing investor demand for well-located industrial assets offering both secure income and long-term land value.

"The transaction demonstrates the continued appeal of industrial assets that combine strong covenant-backed income with genuine long-term strategic upside. Investors remain highly attracted to opportunities where they can secure immediate cash flow while benefiting from significant underlying land value in supply-constrained industrial precincts," Mr Micallef said.

Mr Edge added, "Seven Hills continues to attract strong buyer interest due to its proximity to major transport infrastructure and established industrial occupiers. Opportunities to acquire large-format sites with low site coverage and future flexibility are increasingly rare across Sydney's western industrial markets."

The 1.2-hectare property occupies a prominent position approximately 32km west of the Sydney CBD and just 1.3km from the M2 Motorway. The site is improved by three older-style industrial buildings covering approximately 33% of the land area, providing extensive hardstand space and full drive-around access.

Zoned E4 General Industrial, the property offers significant operational flexibility and future value-add potential. The transaction equates to approximately $1,488 per square metre of land, highlighting the strong land value underpinning the investment.

The sale further reinforces investor confidence in Sydney's western industrial market, where large-scale land-rich assets remain highly sought after amid constrained supply and continued demand from both occupiers and long-term investment groups.
