Kyancutta cropping set to change hands

1,211ha of Kyancutta farmland across two certificates of title has been listed for sale or lease by vendors Barry Mitchell and Robyn Henwood.
The properties, Orr-Young and Leibich’s are 608ha (489ha arable) and 603ha (501ha arable) respectively and are available in one line or as individual properties, with a price expectation of $3,200 per arable hectare.
Orr-Young is located at Lot 10 Simpson Road and Leibich’s at Lot 11 Leibich Road, both properties have a lease agreement in place until March 2024.
CBRE Agribusiness’s Angus Bills is managing the sale via an Expression of Interest campaign due to close on 14 March 2024, if not sold or leased prior.
The properties’ soil types include grey calcareous loams, sandy loam rises, and sand over clay with sections of limestone and the services include single-phase power and mains water.
“Historical rotations have included pasture, wheat and barley which have all benefited from regular fertiliser applications and Kyancutta’s average annual rainfall of 311.7mm,” Mr Bills said.
Mr Schell added, “We are expecting interest from local producers, out of district purchasers seeking land bank opportunities and investors wanting to diversify their current portfolio.”
