The 635ha Yarrum Agriculture Almond Aggregation in Victoria has been relisted for sale with a revised price guidance of $19.5 - $21 million, providing the incoming purchaser with a substantial horticulture opportunity nearing full production.
Located in Red Cliffs, approximately 22 kilometres south of Mildura, the aggregation includes Wilga Road Farm at 971 Wilga Road and Ballinger Farm at 469 Wilga Road with a combined planted area of 317ha.
CBRE Agribusiness’s Angus Bills, Matt Childs and John Harrison are managing the sale via an Expression of Interest campaign closing on 2 April 2026.
Mr Bills said, “The Yarrum Agriculture Almond Aggregation has been developed to the highest standard and is on track to reach full production in the next two to three years, allowing the incoming purchaser to capture premium yields for the next 15 years. The aggregation features high quality irrigation and fertigation systems whilst being set up on a single shift, fully automated irrigation system.”
“We’re expecting interest from current industry participants seeking to increase their scale or geographic diversity and corporate groups, especially given the expected increase in commodity pricing from 2025 to 2026 of approximately 30-35%. Forecasted yields for the 2026 crop are expected to be in excess of 2 tonnes per hectare,” Mr Bills added.
The aggregation was planted over 2021 and 2022 combining a mix of Nonpareil, Carmel and Shasta.
Irrigation water is delivered via the Lower Murray Supply channel, gravity fed to storage dams with a capacity of 240 megalitres and features a 6,529 megalitre Annual Use Limit.
Soil types across the aggregation include Mallee sand and sandy loams with the trees being planted on raised topography.
