Historic 737ha Marsden Park landholding offered to market as Western Sydney growth accelerates

The landmark 128.7ha Echo Vale landholding has significant future industrial development potential, with the ability to accommodate approximately 594,450 square metres of future industrial floorspace with an end value of circa $3 billion, subject to planning approvals.
CBRE’s Jason Edge and Cameron Grier have been appointed to manage the sale via an Expressions of Interest campaign, which provides an opportunity to secure genuine scale within Sydney's rapidly growing Outer North West corridor.
Mr Edge, CBRE’s National Director, Capital Markets Industrial & Logistics, said the campaign would attract strong interest from major domestic and offshore capital seeking long-term exposure to Western Sydney's industrial growth story.

Echo Vale has a rich agricultural history stretching back more than a century. The land originally formed part of a broader pastoral holding linked to the former Riverstone Meatworks, which was acquired by William Angliss in 1919 before passing into ownership of the British Vestey family in 1934.
During much of the 20th century, the Vestey interests operated the Riverstone meatworks and managed extensive surrounding grazing land. As those holdings were progressively divested through the late 1980s and 1990s, parts were transformed into residential communities including Windsor Downs, while other parcels remained as large rural properties within Marsden Park.
Garfield Pastoral Holdings acquired Echo Vale in 1996 and has continued cattle grazing and breeding operations across the property for the past three decades.
Echo Vale forms part of the proposed Marsden Park North employment precinct, which is expected to support almost 3,900 jobs and will benefit from significant road infrastructure upgrades, including the Richmond Road upgrade, Charles Tompson Boulevard intersection works and the future Bandon Road corridor.
The property is located approximately 45 kilometres north-west of Sydney's CBD and 26 kilometres from Western Sydney International Airport.

“Echo Vale represents the largest remaining industrial development opportunity of its kind within the Outer North West precinct. The site's direct frontage to Richmond Road, access to the M7 motorway and connection to a range of major infrastructure projects position it at the centre of Sydney's next phase of industrial and logistics growth,” Mr Grier said.
