Notre Dame University lists $60 million Chippendale property portfolio

The University of Notre Dame Australia (UNDA) has listed a four-asset inner-Sydney property portfolio for sale, with a collective price guide of more than $60 million, as part of a broader asset review.
The portfolio comprises offices at 22–24 City Road, 1–7 Moorgate Street, 29–35 Shepherd Street and 142–152 Broadway, each positioned within Sydney’s multi-billion-dollar Tech Central and university precinct.
The sale is being managed by CBRE’s Angus Windred, Callum Cooke, and Mitch Noonan via an Expressions of Interest campaign.
Mr Windred said the assets’ strategic location in a tightly held inner-city market and zoning characteristics were expected to attract strong interest from a broad buyer pool, particularly groups focused on alternative accommodation uses.
“Opportunities to acquire multiple assets of this scale in Chippendale are rare, particularly given the underlying land value and future repositioning optionality the portfolio offers,” Mr Windred said.
“Chippendale’s resilient demand for accommodation is driven by its proximity to universities, employment hubs and Tech Central, underpinning strong interest in co-living and accommodation-led investment strategies,” he added.
Mr Cooke said the ability to acquire the assets individually or in one line further broadened buyer appeal.
“The flexibility of the offering allows buyers to tailor their exposure to Chippendale, whether securing a single asset or assembling a meaningful city-fringe portfolio with scale and long-term upside,” he said.
The portfolio includes:
- 22 City Road: A heritage listed, six-storey commercial office building with 360 degree views overlooking Victoria Park, Broadway Shopping Centre, Pyrmont and Tech Central. Each floor has high ceilings and the building is used for staff and students.
- 152 Broadway: Formerly the office of Tanya Plibersek, the property is an underdeveloped site housing university staff and a large seven car hardstand car park. Under town planning controls, the property can be developed up to 3,111sqm of GFA (STCA) and will likely be targeted by student accommodation and co-living developers.
- 29-35 Shepherd Street: Currently services the UNDA Law School, the building is a heritage listed office that is built above current planning controls, it will likely be targeted by owner occupiers or small property companies looking to refurbish and lease the premises as a creative city fringe HQ.
- 1-7 Moorgate Street: Currently services the school of Philosophy & Theology, it is an incredible boutique commercial building that will cater to smaller scale owner occupiers or potentially strategic groups for full residential conversion (STCA).
