Occupier demand continues as new lease secured at Vertex Industrial Estate

The lease for 1A, 311 South Street, Marsden Park, was negotiated by CBRE’s John Micallef, Moshe Greengarten, Matthew Alessi and Brendan Wein.
CBRE has completed four leasing transactions with a total of 21,341sqm in the Vertex Industrial Estate.
This deal underscores continued leasing momentum within the estate, supported by strong enquiries from industrial and logistics occupiers.
“As the estate moves toward full occupancy, the level of enquiry we’ve seen reflects occupiers’ preference for assets that offer longevity, operational efficiency and connectivity. The estate has continued to attract users seeking high-quality space within an established and rapidly maturing logistics location,” Mr Micallef said.

Vertex Industrial Estate is a newly developed, master planned industrial precinct designed to accommodate modern logistics and industrial users. The estate features high internal clearances of up to 14.6 metres, efficient site access and flexible building configurations, supporting a broad range of distribution and logistics operations.
The occupier was drawn to the estate’s build quality, immediate availability and strategic Marsden Park location, with proximity to the M7 and new M12 motorway corridors continuing to underpin demand from logistics and supply chain driven users. The estate’s overall functionality, modern design, strategic location and master-planned estate environment were key factors in differentiating it within the local market.
Following the leasing of warehouse 1A, three tenancies remain available within the estate, offering floor areas ranging 5,431 to 5,923sqm, presenting further opportunities for occupiers seeking modern industrial space within a tightly held precinct.
