Play Padel Australia secures lease at warehouse in Seven Hills

Play Padel Australia has leased a newly built 2,675sqm freestanding warehouse on a five-year term, as part of a growing trend of recreation operators competing with logistics occupiers for new industrial buildings in Sydney's north west.

The building at 1 Brumby Street, Seven Hills, sits on a 4,652sqm site and offers a secured expansive concrete hardstand, easy truck access and ample parking within the site.

The transaction was negotiated by CBRE's David Su, Matthew Alessi, and Brendan Wein, in conjunction with JAMI Real Estate, on behalf of the private owner.

Mr Su said Play Padel Australia chose the property for its freestanding design, exposure to the main road and position within the catchment it targets.

“A new freestanding building on its own site with main road exposure draws a wider field of occupiers than a tenancy in a multi-unit estate. Owners holding that stock are not limited to logistics tenants,” Mr Su added.

“Padel and pickleball operators want most of what a warehouse tenant wants - clear span, height, hardstand and parking. The difference is they are bringing customers to the site, so main road exposure matters far more to them than it does to a logistics tenant, and they will pay for it.”

The property has access to the M4, M7 and M2 Motorways, Old Windsor Road and the Seven Hills Rail/Bus Interchange.

Mr Wein noted new freestanding buildings of this size are rare in Seven Hills.

“When a site like this comes up, we are usually dealing with more than one party and that is what puts a floor under the rate,” he said.

“We sold this site to the owner, and we have now leased the building they put on it. Working with an owner from the land purchase through to a signed lease, alongside their managing agent, is where we do our best work,” Mr Wein added.
