Prime Dandenong South site snapped up in tight industrial leasing market

A site within Frasers Property Industrial’s Rubix Connect estate in Dandenong South has been leased prior to practical completion, highlighting the strong demand for high-quality space in the market.

CBRE’s Alex Grima and Sasan Misaghian managed the lease negotiation for 31 Goodall Close. The tenant is SJ Display Group who design, manufacture, and distribute retail display solutions worldwide.

SJ Display Group will consolidate its operations from two locations into this prime site, occupying approximately 8,590 sqm. This move is expected to streamline their operations, enhancing logistics and distribution efficiency.

“The corporate appeal and substantial cubic capacity of 31 Goodall Close were key factors in attracting the occupier. With an undersupply of comparable stock in this area, good properties are being secured quickly,” Mr Grima said.

Mr Misaghian said this lease leaves only one speculative development left within the estate, underscoring the competitive nature of the market.

“The occupier's decision to consolidate their sites here is a testament to the property’s strategic location and superior specifications. We are seeing a trend of businesses seeking to optimise their operations in well-located, high-quality facilities, further fuelling the growing demand for premium industrial spaces in the Dandenong South area,” Mr Misaghian added.
