Rare Adelaide Plains land offering brings scale and redevelopment upside to market

Comprising five freehold titles totalling approximately 41.84 hectares, the portfolio is utilised for almond production and is being offered for sale either as a whole or individually.
Located between Virginia and Angle Vale, approximately 28 kilometres north of the Adelaide CBD, the portfolio sits within the heart of South Australia’s renowned ‘food bowl’, a region recognised for its fertile soils and significant contribution to the state’s agricultural economy.
CBRE Head of Agribusiness John Harrison, who has been exclusively appointed as the selling agent, said the scale and flexibility of the offering is expected to attract broad market interest.
“Opportunities to secure multiple titles of this size and scale within the Adelaide Plains with water security are extremely limited,” Mr Harrison said.
“The ability to acquire the portfolio as a whole or on an individual basis will appeal to a wide range of buyers from expanding local producers through to investors seeking exposure to intensive horticulture in a premium growing region and potentially developers looking at land banking opportunities.”
The allotments feature level topography and productive red sandy loam soils over clay which are well suited to a broad range of horticultural enterprises.
Three of the allotments are currently developed to almonds, and offer immediate income capability, and two allotments have been cleared. The aggregation presents a value-add opportunity through redevelopment into alternative horticultural uses for an incoming buyer.
The existing almond plantings comprise a mix of varietals including Nonpareil, Carmel, Price, Keane, Neplus and Independence, with tree ages ranging from five to 30 years.
A key feature of the offering is its secure water access, supported by a groundwater licence totalling approximately 194.94 megalitres and an additional 316.50 megalitres via the Virginia Pipeline Scheme.
Each allotment has direct road frontage and is positioned within close proximity to Virginia’s established horticultural hub, providing access to labour, infrastructure and supply chains.
With underlying land values in the Adelaide Plains supported by proximity to metropolitan Adelaide and a strong agricultural supply chain, the offering is expected to generate widespread enquiry from both local and interstate investors.
The Portfolio is being offered for sale via Expressions of Interest closing Thursday, 13 August 2026.
