Strong tenant demand for modern industrial asset in Sydney’s outer North West

A modern distribution facility in Seven Hills has been subleased to Automotive Superstore Pty Ltd with a net rental of $1.6 million on a lease commencing from April 2026 through to January 2028.

The result highlights the continued pricing tension and strong tenant competition for quality industrial assets in Sydney’s tightly held Outer Northwest.

Located at Warehouse A, 18–24 Abbott Road, the lease of the 9,067sqm facility was negotiated by CBRE’s Matthew Alessi, Brendan Wein and David Su in conjunction with Angus Grier of GJS Property.

“The Seven Hills facility continues to set the benchmark for functional, mid-scale distribution assets in the Outer Northwest,” said Mr Alessi.

“With immediate access to the M2 and M7 motorways, flexible leasing parameters and an efficient warehouse design, the asset attracted strong tenant interest underscoring how tightly contested quality space remains in this corridor,” he added.

Mr Su noted, “This result reinforces the resilience of the Seven Hills industrial market. Assets like 18–24 Abbott Road continue to attract strong tenant interest because they offer exactly what occupiers are prioritising: location, efficiency and flexibility.

“With limited supply of quality space in Seven Hills, well configured facilities capable of supporting evolving operational requirements are leasing quickly and at firm rental levels with occupiers moving decisively to secure space that supports long term operational needs,” he added
