Woolworths Group’s West Brassall Shopping Centre Hits the Market

Woolworths Group's brand-new West Brassall Shopping Centre is set to come to market. The opportunity comes amid growing investor demand for new, supermarket-anchored neighbourhood retail assets that offer significant depreciation benefits.
 
Purpose-built earlier this year by Woolworths Group, the asset has been developed to institutional design standards. CBRE’s Michael Hedger, Joe Tynan and James Douglas have been exclusively appointed to manage the sale via an Expressions of Interest campaign.
 
Located at 21 Diamantina Boulevard in Brassall, 6km north-west of Ipswich and 45km west of the Brisbane CBD, the 6,075 sqm neighbourhood shopping centre is securely underpinned by a full-line Woolworths Supermarket, with a new ‘Direct to Boot’ drive–through. Woolworths occupies 64% of the GLA on a new 10-year lease plus options extending to 2087, with the centre providing a long WALE of 8.6 years (by income).

This emerging growth corridor and significant residential development is further underpinned by its proximity to Australia’s largest military airbase, RAAF Base Amberley which supplies over 7,000 local jobs and is receiving over $1 billion in further expansions a key employment node and driver for growth.”
 
The asset offers a resilient, diversified income profile backed by national retailers The Reject Shop and Bottlemart alongside an allied health precinct comprising a medical centre, pharmacy, and dentist. Income security is further reinforced by a curated food & beverage mix, featuring Noodle Box, sushi, pizza and a café with outdoor alfresco seating. The specialty tenancy profile provides attractive embedded income growth, underpinned by a weighted average rent review of 4.2% per annum.
 
Situated on a prominent 2.5-hectare corner site, the property benefits from direct connectivity to key regional thoroughfares, including the Warrego Highway (connecting to Brisbane) and Fernvale Road (connecting to the Ipswich CBD).

According to CBRE Research, the retail investment market remains buoyant, with $1.009 billion of Queensland transactions completed in H1 2026, up 81% year-on-year, compared to $557 million in H1 2025, further supporting investor confidence.
