On the supply side, the market is entering a more balanced phase. Development pipelines have begun to taper in response to higher capital costs and tighter underwriting, limiting speculative construction and helping stabilize vacancy levels. Tenants are still absorbing recently delivered space in many cases, but the lack of new starts is setting the stage for improving equilibrium in the second half of 2026 and 2027. Tenant decision-making has become more disciplined, leading to longer lease-up timelines even as overall leasing momentum improves.
