‘Mega Plant’ manufacturing and distribution site the first lease secured in South-West Sydney industrial development

Charter Hall has secured its first lease at the newly developed Smeaton Grange Logistics Estate in South-West Sydney, with manufacturing firm Jennmar Australia committing to a 15-year pre-lease agreement.

CBRE’s Adam Tresidder, Tom Rourke and Nick Purnell successfully negotiated the lease for Warehouse 3, located at 80 Hartley Road. The 31,000sqm facility is scheduled for completion towards the end of 2026, with room for future growth via, 6,000sqm of potential expansion space.

Jennmar, a leading manufacturer of ground support products for the mining, industrial, and infrastructure sectors, has expanded to 15 sites over the past 28 years. With several existing leases nearing expiry, CBRE identified an opportunity to consolidate Jennmar’s operations into a single, strategically located facility in Western Sydney.

Fraser McDonald from CBRE’s Occupier Services team provided project management expertise, while CBRE’s Building Consultancy team supported the delivery of a comprehensive solution for Jennmar’s transition into their new state-of-the-art facility- designed to foster future growth and innovation.
