Owner-occupier secures Hallam industrial site

In a transaction that highlights the continued strength of Melbourne’s owner-occupier industrial market, TNA Solutions, a global manufacturer of food processing and packaging systems, has acquired a major industrial facility in Hallam.

The property, located at 6-8 & 11 Siddons Way, was sold following a competitive Expressions of Interest campaign led by CBRE’s David Aiello, Sasan Misaghian, Alex Grima, and Andrew Bell.

The campaign drew strong interest from owner-occupiers, with more selective engagement from value-add investors and developers.

Simon Wellock of Cushman & Wakefield represented TNA in the acquisition.

Mr Aiello noted the sale reflects a broader market trend of owner-occupier acquisitions in Melbourne’s industrial heartland, as businesses seek to lock in operational certainty amid rising rents and a tightening market.

“The transaction demonstrates that owner-occupiers remain very active and are taking advantage of the subdued institutional competition in Melbourne currently. The property’s ultimate sale price was underpinned by its land value in a highly constrained, core industrial market,” Mr Aiello added.

Strategically positioned in Melbourne’s southeast growth corridor, the Hallam site offers proximity to major arterials and a skilled labour force, key factors driving sustained demand in the region.

The Boronia-based TNA Solutions will convert the Hallam site into a manufacturing facility to support its ongoing growth, reinforcing its long-term commitment to local operations.
