Significant Residential Development Site in Sydney’s North West Offered to Market

The opportunity to acquire a large, serviced landholding within the Riverstone East Precinct in Sydney’s North West growth corridor is expected to attract significant interest from developers. 

The NSW Government has exclusively appointed CBRE to market the 23.38hectare site, part of 201 Guntawong Road, Tallawong, via an Expressions of Interest campaign.

CBRE Senior Director, Development NSW, Alex Mirzaian noted the property is a significant serviced landholding in Riverstone East with infrastructure already in place to support immediate delivery.

“The North West Growth Area has been the most consistent story in Sydney residential development over the past decade. Riverstone East is its next chapter and this is the headline site. Fully serviced land at this scale, with dual density zoning and metro access, is very rare” he said.

The site carries mixed R2 Low Density and R3 Medium Density Residential zoning and concept planning indicating a potential yield of up to 385 dwellings

“The dual R2 and R3 zoning gives a developer genuine flexibility to respond to market demand. That optionality is worth as much as the land itself and it’s exactly what's needed to deliver a complete, liveable neighbourhood,” Mr Mirzaian added.

Located 1.8km from Tallawong Metro Station, 7.2km from the M7 Motorway and 47km from Sydney CBD the site adjoins the future Tallawong High School and sits within the catchment of the planned Hambledon Road extension, a critical piece of precinct infrastructure that will materially improve east-west connectivity across the North West Growth Area.

CBRE Senior Director, Development NSW Ben Wicks said, “The Hambledon Road extension is the piece that unlocks the precinct’s full connectivity and this site sits directly within the benefiting catchment. Combined with dual R2/R3 zoning, this is infrastructure-led value creation at its clearest.

“The NSW Government has done the hard work on planning. Developers can move with confidence. This is about delivering real housing at scale, in a precinct purpose-built for it,” Mr Wicks added.
