TRCB Architects secures new office premises in Perth

Leading Perth-based architectural practice TRCB Architects has announced its relocation from West Perth to a premium office location in the heart of the Perth CBD. The firm has committed to a lease of 721 sqm on Level 2 of 88 William Street, on a long-term lease.

TRCB has been involved in some of Perth’s key projects including the Karrinyup Shopping Centre redevelopment, Raine Square in the CBD, and new Metronet train stations.

TRCB Director Fred Chaney said, “TRCB intends to refurbish the interior space in the building to provide a high-quality environment for its staff, clients and collaborators and will relocate in January 2026. 88 William Street has four upper levels of office space comprising a total of 5,480 sqm and has recently undergone a comprehensive upgrade to its end-of-trip facilities, further elevating its appeal to discerning tenants. The building is located on the corner of Hay Street Mall, one of Perth’s premium retail areas. Nearby are several of Perth’s key public transport hubs for both train and bus.

This latest leasing transaction brings the building’s occupancy to 88%, with a single remaining vacancy of 677 sqm.

The lease was negotiated by CBRE Senior Director Andrew Denny, who acted as the leasing agent on behalf of the building owner.

“This relocation represents a significant milestone for TRCB Architects as they position themselves for continued growth and visibility within the Perth CBD. 88 William Street offers a modern, well-connected environment that aligns with the firm’s professional image and operational requirements,” Mr Denny said.

“This transaction continues the trend in 2025 of previous suburban tenants relocating to the CBD. So far this year, 12 of the 34 new leasing deals above 500 sqm in the CBD have been to tenants relocating from the suburbs. These tenants have leased a total of 10,500 sqm. Suburban tenant relocations are all positive net absorption and are an important driver of future falling CBD vacancy rates,” Mr Denny added.
