How CBRE’s New Pulse Helix is redefining FM technology.
Three years ago, CBRE's Pacific Property Management leadership made a deliberate decision to invest in the future needs of our clients. The result is Pulse Helix: a single FM platform that brings operational data, asset intelligence and reporting together in one place, delivering real-time visibility across every asset in a portfolio – accessible from anywhere and on any device. Today, it is already helping clients make faster, better-informed decisions.
What drove the development of Pulse Helix?
The FM landscape was changing fast. Clients needed greater visibility across increasingly complex portfolios, while reporting obligations and operational expectations were continuing to grow. This demanded more than a patchwork of point solutions.As our operating environment changed - new reporting obligations, ESG requirements, labour licensing laws - we needed a platform that could keep pace. What we were seeing in the AI space also made it clear that serious decisions had to be made.
At the same time, clients' priorities were shifting. The focus was firmly on operational performance - and that required a different kind of visibility.
The conversation has fundamentally shifted. Clients are no longer just asking about operations - they are asking how to drive performance at an asset and portfolio level. That requires aggregated data and meaningful insight. That is what Pulse Helix delivers.
Scott Sullivan, CBRE's Director of Technology, led the process of defining what the new platform needed to do - going to market with more than 700 functional and technical requirements gathered from facility managers, property managers, clients and the FM community of practice.
No two facility managers and no two buildings are the same. We needed a platform that delivered on the core fundamentals while remaining flexible enough to meet the distinct needs of different assets and portfolios.

The feature set includes contractor compliance, incident reporting, site safety management, direct tenant connection, asset lifecycle management, mobile-first operations and fully integrated procurement. Each capability is built in - not added on.
We have moved from data points to knowledge. Rather than waiting for reports to arrive, the insight is embedded in the platform the moment it is needed - augmenting the skills of our people with technology, in real time.
Mobility was a non-negotiable. The platform is fully accessible via mobile, allowing facility managers to sign into inspections, raise work orders and update job status in real time - from the asset, not the office.
When features are built in rather than bolted on, your teams are not juggling systems or stuck in front of a screen. They are out on site, doing the job. That is a meaningful shift in how we deliver for clients.
Procurement is another area where Pulse Helix provides clients with greater confidence and peace of mind. By aligning approved spend with clearly defined governance and delegation frameworks, the platform strengthens control, improves transparency, and helps ensure procurement decisions remain consistent with client-approved pathways.

AI that is already working for you
Artificial intelligence is embedded throughout Pulse Helix, helping our teams prioritise work, identify risks, monitor compliance and surface insights from live asset data as part of their daily workflow.
Think of it as a copilot for facility managers. Start the day and ask: what do I need to focus on? The agent plans your day from live asset data. A compliance agent sweeps the full data set and gives you confidence that contractors are compliant and every inspection is current. That is not a future state - it is live today.

Our teams now have real time visibility of what is happening across their assets, giving them the ability and confidence to make proactive decisions. That is a meaningful change in how we manage assets for clients, and it is only the beginning.

What do clients now have that they never had before?
The most immediate impact is on the quality of the conversation CBRE is having with clients.
Pulse Helix removes the administrative burden so our people can focus on what matters. The data it surfaces - reactive spend, incident patterns, asset lifecycle tracking - directly informs capital planning decisions. That changes the nature of the conversation we can have with a client.
The impact runs both ways - it is not only clients who see the difference.


Our teams have taken to the mobility features, the inspection tools, the contractor visibility. Having real-time information in hand gives them a confidence they have not had before. And for clients managing at scale, it is the procurement controls and the live dashboard that make the biggest difference - they can see exactly what the platform is showing us, in real time.
Where the investment goes next
Pulse Helix is live and deployed across multiple states. CBRE is actively bringing clients on board and continuing to invest in the platform's development.
There is at least another 12 months of focused work ahead - fine-tuning, rolling out further, making sure the platform performs across every stakeholder group. In parallel, we are developing agentic AI solutions with our technology partners and building out a data insights capability that draws from multiple platforms to deliver portfolio-level intelligence to clients.
The next frontier is predictive AI. The data is already there - Pulse Helix has been capturing it since day one. What remains is turning that history into foresight.
The opportunity in predictive AI for asset planning is significant. The platform is already capturing the data. The next step is using it to guide clients through capital decisions based on what their assets are telling us - not just today, but over time.
